Liberty Township regulates building and land use in the unincorporated area, pursuant to authority in the Ohio Revised Code and the adoption of the Liberty Township Zoning Resolution ratified by voters in 1960 and subsequently amended from time to time. The purpose of zoning is to protect the health, safety and welfare of Liberty Township residents while providing for the orderly development of the Township.
The Resolution requires that landowners in the unincorporated area of Liberty Township secure permits before building houses and additions thereto, including rooms, decks, porches, outbuildings (such as barns and garages), and other structures; this also includes swimming pools, signs, and fences. Violations may subject the violator to fines of $100.00 per day for each separate offense. Agriculture is generally exempt from zoning as a matter of law. The Zoning Office issues permits for structures and uses that conform and enforce the Resolution. Permits for structures and uses that do not conform to the Resolution can be issued pursuant to an Order from the Board of Zoning Appeals. Permits for structures on parcels of property that abut state highways may also require approval from the Ohio Department of Transportation.
